Cancellation Policy

Free Cancellation Period
Guests may cancel free of charge up to 30 days prior to the arrival date, less any applicable travel insurance costs.

Once the reservation is 30 days or less prior to the arrival date, the following cancellation penalties apply:

• 50% of the total rental cost (including all fees) if canceled 30 days or less before arrival

• 100% of the total rental cost (including all fees) if canceled 14 days or less before arrival

All cancellations must be submitted in writing and are subject to the penalty percentages listed above.

Reservation Changes

Guests are reserving a specific property for specific dates.

Once within 30 days of arrival, the reserved property and dates cannot be changed. Any modification will be treated as a cancellation of the original reservation, and the cancellation policy will apply.

If, at Caicos Villa Management’s discretion, a reduction in the length of stay is permitted within 30 days of arrival:

• The cancellation policy will apply to the nights being removed.

• The minimum night stay requirement in effect at the time of booking must always be maintained.

• Nights cannot be canceled if doing so reduces the stay below the required minimum.

Non-Payment

Failure to submit the balance payment by the due date will result in cancellation of the reservation and forfeiture of all monies paid.

Reservation Errors & Property Substitution

Caicos Villa Management reserves the right to cancel any reservation due to errors, omissions, pricing discrepancies, availability issues, or other unforeseen circumstances. This includes verbal, written, or website-related errors.

Caicos Villa Management manages and advertises properties under its direct management as well as properties under local management partnerships. This agreement applies to all properties booked through Caicos Villa Management.

If a rental property must be substituted due to unforeseen circumstances, this cancellation agreement will apply to the replacement property.
